What Atlanta does to a window

Atlanta is a city built in a forest, and the north side neighborhoods have the thickest of it. From Peachtree Battle and Garden Hills up through Tuxedo Park, West Paces Ferry and Chastain Park, and east through Ansley Park, Morningside, Virginia-Highland and Druid Hills, the houses sit under oaks, hickories, poplars and loblolly pines that are a hundred years old. Every year in late March and early April those trees let go together, and for three or four weeks the pollen lies on cars, porches and windows in a yellow coat thick enough to write your name in. It cakes on sills and screens, washes into the tracks with the spring rain, and leaves a film a garden hose only smears around.

The rest of the year it is the dirt and the shade. Buckhead tears down and rebuilds constantly, and every job site on Habersham Road, Blackland Road or Northside Drive puts fine red clay dust in the air that settles on glass a block away. Under the canopy in Druid Hills, Morningside and the Peachtree Battle streets, the north-facing windows stay shaded and damp through the humid months and grow a green film by August. Irrigation runs most mornings in Tuxedo Park and around Chastain Park, and the overspray leaves a line of mineral spots on the lower panes. Summer thunderstorms throw grit and leaf litter at the glass, and in November the hardwoods drop everything into the gutters at once.

A quarterly plan suits most Atlanta homes, with the inside glass done once a year, and many customers add a visit right after the April pollen. The larger homes along West Paces Ferry, in Tuxedo Park and on the Chastain Park streets have a great deal of glass, tall windows on the second and third floors and often original wood sash on the older houses, and we clean them with water-fed poles from the ground and ladders where needed. How much does window cleaning cost in Atlanta?

First-clean pricing varies by home size and service package. A first cleaning, inside and out, is $259 for a home up to 2,000 square feet, $329 for 2,000 to 3,500 square feet, and $429 for larger homes on our Silver package. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Lakefront and estate homes get a custom quote.

How often should windows be cleaned in Atlanta?

Quarterly keeps the pollen, clay dust and mildew under control for most Atlanta homes, and we recommend an extra exterior visit right after the April pollen for homes under the canopy in Druid Hills, Morningside, Ansley Park and the Peachtree Battle streets. Homes with heavy irrigation in Tuxedo Park and around Chastain Park sometimes go to every two months through the summer. Most people have the inside glass done once a year.

Can you clean the original windows on an older Ansley Park or Druid Hills home?

Yes. Many homes in Ansley Park, Druid Hills, Morningside and Virginia-Highland still have 1910s to 1930s wood sash, divided lights and storm windows. We clean the storm panes and the sash behind them where the storms open or come off, use gentle methods on old glass and painted muntins, and tell you up front if a pane is too fragile to work on safely.

When is the pollen worst, and should I wait until it is over to book?

Atlanta pollen peaks from the last week of March through the middle of April, when the pines and oaks go at the same time. The best timing is a clean right after it ends, so the yellow film and the grit in the tracks come off before summer humidity sets them. On a quarterly plan we schedule your spring visit for late April, and you are welcome to add a visit if the count runs late.
